ACROSS INDIA, cities are beginning to confront an important question about their future.

As urban populations grow and land becomes increasingly scarce, how should cities evolve without placing unsustainable pressure on their edges?For many mature urban centres, the answer lies not in continuous outward expansion but in planned renewal of what already exists. Redevelopment has therefore emerged as an important part of the conversation around urban growth. In Pune, this process is steadily reshaping the residential landscape.

Pune has expanded significantly over the past three decades. Economic opportunities, a strong education ecosystem, and the rise of global technology companies have brought people from across the country to the city. New suburbs have grown along major transport corridors, and the metropolitan region now stretches far beyond the traditional limits of the old city.

Yet despite this expansion, many of Pune's most desirable residential neighbourhoods remain those that were developed several decades ago. Areas such as Deccan, Prabhat Road, Model Colony, and parts of Kothrud continue to attract residents because of their central location, mature tree cover, and long-established social infrastructure. Schools, parks, local markets, and cultural institutions have grown alongside these neighbourhoods over many years.

At the same time, a large portion of the housing stock in these areas was built during the nineteen seventies and eighties. These buildings were designed for a very different phase of the city's development. Families were smaller, infrastructure demands were lighter, and the expectations placed on residential buildings were far more modest.

Over time, the gap between the needs of contemporary urban life and the capabilities of older buildings has gradually widened. Redevelopment offers a way to bridge that gap.
