All-in-one models with synchronised amenities reflect a growing trend of mega townships
According to the latest projections from the United Nations, Vietnam's urban population is set to expand rapidly over the coming decade, reflecting a new "acceleration phase" of urbanisation.
Data compiled by Worldometer, based on the most recent UN figures, show that as of April, Vietnam's population exceeds 102 million, with approximately 42.18 per cent residing in urban areas.
At the policy level, Resolution No.80/NQ-CP, issued in April on urban planning, construction, management, and development, outlines Vietnam's ambition to raise its urbanisation rate to above 50 per cent by 2030, while expanding the national urban system to more than 1,000 cities and towns nationwide.
Projections towards 2030 suggest that Vietnam is approaching a “new urbanisation threshold”, where urban population growth is a key driver of comprehensive economic restructuring, shaping consumption patterns, labour dynamics, as well as the development trajectory of real estate and urban infrastructure.
In key economic hubs such as Ho Chi Minh City and Hanoi, a new wave of large-scale townships, infrastructure-linked developments, and transit-oriented development models is steadily reshaping how people live, work, and consume within urban environments.
A notable example is Vinhomes Grand Park, a mega urban township developed in tandem with ring roads, metro lines, and inter-regional infrastructure in eastern Ho Chi Minh City, which is gradually shaping an integrated urban model combining residential, commercial, educational, and entertainment functions.
