There are so many reasons to build a granny or garden annexe. Whether it's for an elderly relative, a vulnerable adult, or someone with additional needs or limited mobility, it can provide them with a comfortable, practical and independent space to call their own, while you are close by and on hand to help. It can make sense financially, too. With the cost of care homes going through the roof, an annexe is money well spent. Our guide will help you navigate the journey – from planning, budgeting and designing, to installing, decorating and living – both now and for the future.
1 Set a budget
While an annexe will save on care-home costs, you will need the money upfront to build and furnish the space. Think about who is going to live there and their needs, says Stuart Murray, founder of Retrovintage, who has experience in accessible home adaptations: 'For an elderly relative, accessibility is key, meaning wider doorways, step-free showers, and grab rails to make moving around safer and easier. For a vulnerable young adult, needs might include secure entrances, simple-to-use appliances, and space for medical equipment. Budgets depend on these requirements and size.
'Costs start at around £25,000 but can rise to £60,000 or more for high-spec designs. It's important to include planning permission, utility connections and design fees in your budget. Being clear from the beginning helps avoid surprises."
2 Location, location, location
There's a lot to think about in terms of where the annexe will be located, how it will be built and if you need planning permission. You may have an unused space that can be converted to save money, such as a garage, or you might want to add an extension to the side or rear of your property.
