India's co-working sector, once seen as the future of office real estate, is showing signs of a slowdown.

In the first quarter of 2025, leasing activity by co-working operators dropped sharply by 43% year-on-year, falling to 21.6 lakh sq ft from 37.6 lakh sq ft in the same period last year, according to real estate consultancy CBRE. This decline has also impacted their share in the overall office leasing market, which dropped from 22% in Q1 2024 to just 12% this year.
