Industrial real estate enters new phase

Vietnam's industrial real estate market is set for renewed momentum, as strategic infrastructure upgrades, expanding supply pipelines, and the growing emphasis on green industrial parks reshape investment and location decisions among foreign manufacturers.
According to a report released in mid-February by JLL Vietnam, the modern ready-built warehouse segment across both northern and southern regions has maintained solid growth momentum despite ongoing economic volatility. The segment stands out for its proactive investment approach and flexible supply adjustments to accommodate the diverse needs of tenants.
Le Thi Huyen Trang, country director of JLL Vietnam, told VIR that, the ready-built warehouse market in 2025 demonstrated proactive adaptation in both regions, as developers continuously refined their product offerings, expanded investment scale, and enhanced operational quality. This was a good foundation for the sector's development in 2026.
“The increasing focus of new projects on multi-storey warehouse design and more flexible usage models reflects a market that is evolving dynamically and responding swiftly to shifting conditions and increasingly diverse tenant needs. Investment flows are expected to continue concentrating in key industrial provinces such as Bac Ninh, Haiphong, Long An, Binh Duong, and Dong Nai, which play a pivotal role in Vietnam's logistics development strategy,” Trang noted.
In 2026, the southern logistics warehouse market is projected to add a further 313,000 square metres of new ready-built supply in the former provinces of Dong Nai and Binh Duong.
Modern ready-built warehouses, typically featuring high technical specifications such as clear heights of 9-12 metres, floor loading capacity of three tonnes per sq.m, at least one loading dock per 1,500-2,000sq.m of warehouse space, automated fire protection systems, and integrated logistics service solutions, are the primary focus of large-scale institutional developers.
