Masterplan for estate under way

A PLAN is under way to regenerate what was once the largest public sector housing scheme in Wales.
Housing association Trivallis intends to submit a planning application this month for up to 150 houses in what they call phase 1A of the Penrhys regeneration proposals, which involves an area in the north-west of the Rhondda site.
This phase involves the construction of a mix of affordable housing, including new homes for existing residents, and homes for sale, with demolition of existing buildings in the area already under way.
An outline planning application for the development of the wider area is expected to be submitted in early 2026.
A report that will go to Cabinet next Wednesday also recommends that the council negotiate the sale and transfer of the land within the existing estate area that is currently in council ownership to Trivallis.
It is also recommended that Cabinet members agree the council-owned land to the south is included in the wider plan area now and be transferred at an appropriate time.
The Penrhys Estate was first developed in 1966 as a modern housing development. On opening in 1968, with 951 new homes, it was the largest public sector housing scheme in Wales.
