'Pinch point' worries as plans for 42 new homes submitted

PLANS to build 42 affordable homes on green belt land in Caterham have sparked fierce opposition, with residents, councillors and the parish council warning of lasting environmental and community harm.
The development, proposed on land off Longsdon Way, would create 42 homes, all classed as 'affordable,' with most for social rent. The scheme would also provide open space, a play area and environmental improvements.
Speaking at a Tandridge District Council planning committee meeting on April 16, one Longsdon Way resident said the development would mean the "irreversible, partial destruction" of a valued green space.
"I moved here nearly 28 years ago, attracted by the surrounding open green spaces," they said. "The current estate would more than double, all accessed via the same congested road."
Although the site is in the green belt, where building is usually restricted, officers said there are "very special circumstances" to justify it. Chief among them is the council's inability to show a five-year housing land supply, alongside the urgent need for affordable homes.
Under national planning rules, that triggers a presumption in favour of development. However, the application has already gone to appeal after the council failed to decide it in time, meaning the final decision will now be made by the Planning Inspectorate, not the council.
