I can't decide, should I invest in property or a franchise?

I have recently refinanced my owner-occupied property.

I have some extra funds - around $550,000 - which I wanted to put towards either a second investment property around this price point or a franchise food business, which would require a similar investment amount.

I think managing an investment property wouldn't require a huge amount of effort.
