House price surge in N.Wales seaside village amongst biggest in UK

ITS name is a linguistic icon, celebrated in popular culture and a byword for mangled pronunciations. But the Anglesey village of Llanfairpwll has much more going for it besides the world’s second longest name.
In 2024, when house prices struggled across Britain, Llanfairpwll defied the trend. Compared with the year before, property values climbed 12% to an average of £266,746 according to Land Registry data.
This was against a background of a 5.1% fall in overall house prices across Anglesey in 2024 - though a recovery now appears to be underway. The way Llanfairpwll swam against the tide was highlighted in the latest Lloyds Coastal Homes Review, which placed the village sixth out of 197 seaside locations in Britain for the biggest annual price rises in 2024.
The appeal of coastal living, which has seen seaside properties soar in price since the pandemic, lost some of its lustre in 2024 when the average price of a home by the sea dipped 1% year-on-year. After the dust settled, it left Prestatyn, Denbighshire, as the most affordable coastal location in Wales, according to the Lloyds review, published this week.
Yet demand for properties in Llanfairpwll surged. It's not immediately obvious why, though houses here have long been sought after. The village has good amenities, with an 'excellent'-rated primary school, a GP surgery, dentists, and a decent selection of shops, cafes and pubs.
