One of the frequent questions I encounter as a planning consultant is, "How long does planning permission last?" This seemingly simple question unlocks a wealth of information about time limits, conditions and the intricate workings of the planning system. Understanding these nuances is absolutely essential for anyone embarking on a development project, as missteps can lead to costly delays, frustrating reapplications and even the complete derailment of your plans. In this article I'll delve into the intricacies of planning permission duration, explore the circumstances under which it expires and outline the various strategies available to manage the process effectively, ensuring your project stays on track.
PLANNING DURATIONThe lifespan of planning permission isn't a one-size-fits-all concept. In England, Scotland and Wales, the standard duration for full planning permission is three years from the date of approval. This means that physical development, the actual construction work, must commence within this three-year window. Northern Ireland operates on a slightly different timeframe, typically allowing five years for development to begin. However, these are just the general rules. The reality is often more complex, particularly when dealing with outline planning permission.
