In the United Arab Emirates, each Emirate has specific legislations that govern the fundamental relationship between the landlord and tenants. It defines the procedural requirements, risks and obligations to deal with tenancy disputes arising therein. Federal Law Number (5) of 1985 on Civil Transactions embraces provisions regarding tenancy law, while some emirates have extended regulations under local decrees. Unless a tailored tenancy contract is in place, the provisions under the above law do not leave tenancy transactions in a legal vacuum, and hence, sets out an array of obligations while leaving the room from variant agreements. Rental Dispute Settlement Committee has the power to take cognizance of disputes arising between lessors and lessees vide order of Decree Number 2 of 1993.
