The Westcountry housing market is entering a crucial phase as the region contends with rising property supply and economic uncertainty ahead of the Chancellor's November 2025 Budget.

Latest figures show the South West continues to command above-average values compared with the rest of the UK. Rightmove places the typical asking price for properties in the region at circa £355,000, well above the UK average of around £271,000, according to the Office for National Statistics.

However, these broad averages mask an important shift: supply. Data from Zoopla shows that the number of homes for sale in the South West has risen by 21% year-on-year, up to May 2025, one of the sharpest increases in stock levels anywhere in the country. More choice for buyers inevitably changes the dynamics of the market. Overpriced properties are likely to stand out for the wrong reasons, while competitively priced homes are selling quickly, sometimes with multiple bids.
