Vietnam emerging as Asia-Pacific logistics highlight

Vietnam is emerging as one of Southeast Asia’s most dynamic logistics markets as businesses accelerate supply chain diversification and expand their manufacturing and distribution networks across the region.

According to the Waypoint 2026 report released by Cushman & Wakefield in May, rising leasing demand driven by e-commerce growth, manufacturing expansion, and increasing regional trade flows is beginning to reduce vacancy levels across the industrial real estate market.

This trend is further strengthening the position of Vietnam, and Southeast Asia more broadly, as an increasingly critical link in global supply chains, it noted.

“Demand across Asia-Pacific continues to be driven by e-commerce and manufacturing, with Southeast Asia benefiting from the regionalisation of supply chains and the ongoing relocation of production as companies diversify their operations across multiple markets. Countries such as Vietnam, Indonesia, and Thailand are witnessing increasingly vibrant leasing activity, reinforcing their roles as key hubs for both manufacturing and distribution,” the report stated.
