Bid for guest house to be 14-bed HMO to help 'meet local needs'

Plans to convert a former South Shields guest house into a 14-bedroom house in multiple occupation (HMO) have been submitted to council development bosses.

South Tyneside Council's planning department has received an application for an address at Mill Dam, near the Grade II-listed Customs House.
The site is referred to in submitted planning documents as the former Mill Dam Guest House and it was noted that the "building currently stands vacant."
New plans are seeking permission to convert the site from a 14-bed guest house to a 14-bedroom HMO, which, planning documents state, would provide "high-quality managed accommodation consistent with local housing needs."
In recent years, similar applications to convert guest houses into HMOs have been brought forward, particularly in the Ocean Road area of South Shields.
According to a heritage, design and access statement linked to plans for the Mill Dam Guest House site, the proposed HMO use would "ensure ongoing maintenance and positive contribution to the conservation area".
