The two paths to own a home in Dubai: Costs and gains explained

A closer look at fees, savings, and residency perks shaping the two programmes

Dubai now offers two very different pathways into property ownership and each attracts a different type of buyer. One is designed for residents trying to own a home with the lowest possible upfront burden. The other appeals to investors aiming for long-term residency through the property-linked Golden Visa.

On one side is the First-Time Home Buyer (FTHB) Programme, launched by the Dubai Land Department (DLD). It supports UAE residents aged 18 and above who have never owned a freehold property in Dubai, applying to homes priced up to Dh5 million and is designed for genuine end users, not short-term investors.
