Making improvements to your home can be an expensive business, so it’s vital to consider not only which jobs will add the most value, but also which are the most cost-effective and offer the best return on your investment. The projects you choose to undertake will depend on a number of factors, including - most importantly - your available budget, as well as how long you envisage staying in your current home. If you're not planning on upping sticks any time soon, it's worth thinking carefully about what will make your home more comfortable for you and your family now, as well as what will appeal to potential buyers if you decide to sell in the future.

Convert the loft

'Loft conversions are one of the most popular ways of generating extra space in your home - and you can use the new space created as an additional bedroom, an office, or even a games or cinema room. They may involve structural alterations to your roof or joists, so they're not one to DIY. Consult a structural engineer and use a reputable, qualified builder. Depending on the type of loft you have, costs can start at around £30,000, but anything up to £60,000 is typical. This may sound pricey, but a good loft conversion can add up to 20% to your property's value if you use the extra space wisely, either as an extra bedroom or home office. Both of these options will make your home more attractive to buyers when you come to sell.'
