India’s retail real estate sector is gearing up for a significant expansion, with over 16.6 million sq. ft. of new Grade A mall space expected to be delivered across the country’s top seven cities by 2026.

According to a recent report by ANAROCK Research, this surge marks a renewed confidence in brickand-mortar retail, particularly in high-consumption urban centers.

The bulk of this upcoming supply, nearly 65%, is concentrated in Hyderabad and Delhi-NCR, driven by strong consumer demand, improving infrastructure, and rising interest from global and domestic retailers. This development comes after a prolonged period of low supply, during which leasing volumes far outpaced new mall completions. In 2024, for instance, just 1.1 million sq. ft. of new mall space was added, even as retail leasing hit 6.5 million sq. ft.
