In 2025, Federal Land NRE Global, Inc. (FNG), the joint venture between Federal Land, Inc. and Japan's Nomura Real Estate Development Co., Ltd., offered a compelling answer. Through thoughtful design, steady milestones, and a distinctly Japanese-inspired sensibility, FNG made significant strides in shaping new centers of growth across Metro Manila and Cavite. This year was defined by movement, not just in construction but in imagination. Young professionals explored new possibilities for urban living, families discovered emerging districts beyond the metro, and investors found confidence in early opportunities that promised long-term value. At the heart of this momentum were two developments: The Observatory in Mandaluyong and Yume at Riverpark in General Trias, Cavite.

THE OBSERVATORY: A UNIQUE LANDMARK RISES IN MANDALUYONG

In a city known for its energy and centrality, The Observatory stood out this year as Mandaluyong's next defining landmark. Positioned at the meeting point of three CBDs, Makati, Ortigas, and BGC, the project captured the interest of young professionals who want mobility and premium experiences.

FNG marked a trio of milestones that underscored the project's strong progress:

• July — Soft opening of The Observatory Sales Pavilion, giving early visitors their first look at the development's warm, minimalist, and intuitive lifestyle experience.

• August — A concrete pouring event was held, reinforcing investor confidence and signaling that the project's vertical rise is fully underway.

• September — The Observatory Sales Pavilion held its grand launch, a vibrant unveiling that introduced the project's precise, imaginative, and deeply human Japanese-inspired design to a wider market.
