Large office deals drive India’s commercial real estate momentum

Large-sized office transactions continue to dominate India's commercial real estate market, with deals above 100,000 sq. ft. accounting for 51% of overall Grade A office leasing in the first half of 2025, according to Colliers.

This translates to 17.2 mn sq ft of space, underscoring occupiers' sustained appetite for premium offices to support expansion strategies.
Data over the last five years shows that such large transactions consistently form the bulk of activity, ranging between 46% and 65% of leasing annually. In comparison, medium-sized deals contributed 20% in H1 2025, while smaller transactions accounted for 29%.
