Villas lead Dubai price rally in first half

Villa price gains led the Dubai property market rally in the first half of 2025, rising by over 10 per cent in some communities as the emirate's real estate market maintained its upward momentum.

According to data shared by Bayut and dubizzle, villas in Dubailand reported the highest price increases of up to 10.4 per cent, driven by demand for larger, more affordable homes. Other high-performing affordable communities included Dubai South, Damac Hills 2, Dubai Sports City and Dubai Silicon Oasis.

In the affordable apartment category, data showed prices rising by up to seven per cent across the board, while villas in the same bracket saw growth of up to 11 per cent.
