Instead of being a dumping ground for your family’s junk, your garage space could be transformed into a vibrant, valuable and practical living area. A good garage conversion has the potential to add up to 20% to your property’s value, depending on the size of the new space, its use, and the quality of the finish. However, for a successful conversion, it’s important to plan the project thoroughly to make sure it runs as smoothly as possible, meets your needs and keeps within budget.
Planning
Start by consulting your local council building control department. It provides guidance on compliance with building regulations and whether planning permission is needed. It’s not usually needed for a garage conversion, as long as the work is internal and doesn’t involve enlarging the building. However, there are some situations where it may be required. For example:
- If your home is a listed building, in a conservation area, or on a new housing development
- If permitted development rights have been removed from the property
- If you plan to convert your garage into a separate dwelling
You should always refer to your property deeds to check that there are no terms stipulating that your garage must be kept as parking. If in any doubt, contact your Local Planning Authority (LPA) for advice.
It’s also essential to check if you need building regulations approval, which is different from planning permission. Building regulations outline the required standards for structural integrity, general safety, insulation, fire safety, and accessibility. For a garage conversion, building regulations may be required if you plan to do any of the following:
- Install a bathroom that will involve any plumbing
- Replace windows and doors
- Replace roof coverings (on flat or pitched roofs)
- Replace fuse boxes and connect electrics
