Singapore's East Set to See Major Housing Developments

The eastern part of Singapore is expected to see the most significant redevelopment among all regions because more than 200,000 new homes may be built there, primarily through the expansion of Bayshore, the redevelopment of Paya Lebar Air Base and the construction of Long Island.

Popular estates such as those in Bedok, Siglap, Tanjong Katong, Marine Parade, Tampines and Pasir Ris are among the oldest residential areas, yet fewer new housing projects have been built there for some time.

Within the Bayshore vicinity, there are no government land sales (GLS) sites that have been released for tender since the land parcel housing the Costa De Sol condominium in 1997. Moreover, no public housing projects were released for sale prior to 2024.

Based on the master plan unveiled by the Ministry of National Development in 2023, a new housing estate is slated for development in Bayshore. About 10,000 new homes, comprising 7,000 HDB flats and 3,000 private units, will be built on the 60-hectare site located on reclaimed land at the intersection of Upper East Coast Road, Bayshore Road and East Coast Parkway.

Waterfront residences will be developed, accompanied by an integrated development connected to the new Bedok South MRT Station and other public transportation nodes and featuring residential units, retail shops and dining options.

Homes in the Bayshore vicinity will enjoy access to green spaces, recreational facilities and green commuting options, including walking and cycling paths, to encourage an active lifestyle. The increased amenities are likely to uplift the market values of existing properties and even mitigate the price depreciation of some older properties.
