Not just about geography but also identity

In October 2024, we were introduced to the Prime, Plus and Standard flat classification model, so that there is a clearer distinction in quality, amenities and overall living experience, beyond just proximity to the city centre.

For instance, Clementi and Toa Payoh launched their first Prime Build-To-Order projects, Clementi Emerald and Toa Payoh Ascent, for sale in July 2025. Many buyers were puzzled by this classification, as Clementi and Toa Payoh are located much farther from the CBD compared with other prime projects in Bukit Merah.

Toa Payoh Ascent is close to Bishan, which is planned as a new sub-regional centre under the Draft Master Plan 2025 that will integrate more employment, community facilities and amenities with residential areas. The new Toa Payoh flats are within walking distance of both Caldecott and Braddell MRT stations and near prestigious educational institutions such as Raffles Girls' School, Raffles Institution, and CHIJ Primary and Secondary School (Toa Payoh).
