Dubai's affordable areas deliver world-beating rental yields

Dubai’s property market is breaking sales records while rewarding investors with some of the highest rental yields globally.
New data from Property Finder reveals that average yields in 2025 reached 7.4 per cent, with several communities exceeding nine per cent, reflecting strong demand from tenants and a thriving rental ecosystem.
At the top of the list is Dubai Investment Park, offering returns of 9.44 per cent, followed closely by International City at 9.10 per cent. Other high-yield districts include Arjan (7.9 per cent), Discovery Gardens (7.77 per cent), and Jumeirah Village Circle (7.59 per cent) —all of which continue to attract budget-conscious investors seeking steady income.
The report found that communities with property prices below Dh1,500 per square foot consistently achieve yields above 7.5 per cent.
“Dubai’s affordable neighbour-hoods are now driving the city’s rental growth,” Property Finder said. “They offer stable occupancy, reasonable entry prices, and strong rental demand — a combination that appeals to investors looking for reliable cash flow.”
