Now, shops can be built with houses on 24m roads in cities

In a move promoting mixed land use, shops can now be built along with houses on roads that are 24 metres or wider in cities with a population of over 10 lakh (Census 2011) across U.P. as the state cabinet on Thursday approved the Uttar Pradesh Development Authority Building Construction and Development Bylaws 2025, along with the Model Zoning Regulations 2025.

Besides, residential buildings can be constructed on plots up to 100 square metres and commercial buildings on plots up to 30 square metres without the need to get the map passed.

Trust-based online approval will be automatic for residential buildings up to 500 sqm and commercial buildings up to 200 sq.m.

Also, single residential building maps on roads nine metres or wider or for plots up to 300 square metres in areas constructed by government departments will be automatically approved upon submission of the required documents, certificates and fees.
