What does the future hold for these stalled construction projects?

BUILDINGS STAND EMPTY AND UNDEVELOPED, OFTEN AFTER YEARS OF WAITING
THE year 2025 was a bumper few months for the completion and opening of several ongoing projects in Derby including the Vaillant Arena, Derby Market Hall and the University of Derby's Cavendish Building.
But while these projects were being signed off, a number of other sites across the city have been prompting people to ask what is happening as they seemed to have stalled.
These include the former Queen’s Leisure Centre building, Bio House in Derwent Street, the Landmark apartment building in Phoenix Street and the former Duke of Clarence pub in Mansfield Road.
All of these seem to have stalled for various reasons and are waiting for something to happen either in funding or planning terms.
We take a look at each one of them to see what is happening currently.
Landmark Apartments, Phoenix Street in Derby
Uncertainty over the stalled future of what would be one of Derby's tallest buildings was clarified after the site of the potential 17-storey Landmark development went on the market in September.
It happened after owners Godwin Group called in the receivers with a brief to find an alternative owner for the site after financial difficulties.
Watling Real Estate was appointed in connection with five sites under the ownership of companies within Godwin Group, the distressed Birmingham-based property developer, and has now put the Derby site in Phoenix Street on the market.
It is likely that a buyer will be selected by the receivers in the near future.
The Landmark, which has a complicated history, has planning permission for a 202-unit residential scheme with three tower blocks of seven, nine and 17 storeys.
The total number of proposed flats is made up of 117 one-bedroom apartments and 85 two-bedroom apartments.
The land was formerly occupied by the Phoenix Iron Foundry, which was demolished in the 1990s.
