'INSUFFICIENT CAPACITY' FOR PROPOSED 117 PROPERTIES

The Gazette

February 27, 2026

A NEW sewer connection would be needed for a 117-homes development close to Guisborough Forest as there is "insufficient capacity for anticipated foul flows".

In a consultation response on the plans for land south of Stokesley Road, Guisborough, Northumbrian Water said it had assessed the capacity within the local network to accommodate and treat expected flows arising from the development.

It said the applicant, TCC Land Limited had already sought a "preplanning enquiry response" on the matter.

The water firm said: "Our initial analysis indicates that there is currently insufficient capacity in the network for the anticipated foul flows arising from this development. A response has been provided to the applicant confirming this. We have advised that the applicant should contact Northumbrian Water to progress investigations as part of our investment process once planning permission has been granted."
