Ayala Land expands into Cebu's underdeveloped dormitel market

Ayala Land Inc. (ALI), one of the Philippines' largest property developers, is entering the underdeveloped dormitel market in Cebu, launching a total of 858 co-living units in two of the city's major business hubs: Cebu IT Park and Cebu Business Park.

Ayala Land expands into Cebu's underdeveloped dormitel market

The move signals ALI's push into affordable urban living solutions, targeting Cebu's growing population of young professionals and BPO workers, now estimated at over 80,000—up from 70,000 in 2024.

The company formally opened the 14-storey CityFlats Cebu IT Park this week, offering 466 units.

A second 18-storey development in Cebu Business Park is slated to open in fourth quarter 2025, with 392 additional units.

Both projects will offer a mix of dorm-style and hostel accommodations, making it the largest dormitel rollout in the country to date.

Monthly rates begin at P6,100 for dorm-style rooms, with loft layouts priced at P6,400.
