Property valuations play a vital role in the real estate landscape, serving as a foundation for informed decision-making, whether you are buying, selling, refinancing, or settling legal matters.

But not everyone can legally provide a valuation, and not all valuations are created equal. We will explore what a property valuation is, who needs one, who can legally carry one out, how to prepare for it, and the different types of property valuations available.

What is a property valuation?

A property valuation is a professional, unbiased estimate of a property's market value at a specific point in time. It considers a range of factors, including location, condition, size, comparable sales and current market conditions. Unlike informal appraisals or market estimates, a valuation is a formal report often used for legal, financial or regulatory purposes.

Please ensure your Property Valuer is registered with both the South African Council for Property Valuers and the South African Institute of Valuers.

Who needs a property valuation?

Property valuations are required by a wide range of people and institutions:

• Homeowners planning to sell and wanting to price their property accurately.

• Buyers seeking reassurance that they are not overpaying for a property.

• Banks are to assess risk before approving a mortgage or refinance.

• Investors evaluating the current worth of their real estate portfolios.
