Vietnam’s real estate market is having to contend with a raft of issue, ranging from supply-demand mismatches and soaring housing prices to limited access to credit, highlighting the need for comprehensive solutions to unlock resources.

At the seminar on Vietnam’s real estate market themed “Weathering Headwinds, Embracing a New Cycle” held on May 12 in Ho Chi Minh City by Vietnam Investment Review, Hoang Thu Hang, deputy director general of the Housing and Real Estate Market Management Agency under the Ministry of Construction (MoC), highlighted a series of major issues constraining the market’s development, particularly the growing mismatch between supply and genuine housing demand.

According to Hang, more than 40,000 apartments were eligible for sale in the first quarter of 2026. However, affordable housing and social housing accounted for just over 7,000 units, a figure far too small compared to actual demand, especially among middle- and low-income earners in major urban areas.

“This reality clearly reflects the severe imbalance in the structure of the real estate market. While the supply of high-end and upper mid-range housing continues to account for a significant proportion, the affordable segment, which faces the strongest demand, remains in short supply,” Hang said. “As a result, the dream of homeownership is becoming increasingly out of reach for many people, particularly amid continuously surging property prices.”

In response to the situation, the government has tasked the MoC with studying a proposal on the development of reasonably priced commercial housing.
