Portfolio occupancy to improve to 90% by FY26 with SEZ vacancy absorption

EMBASSY OFFICE PARKS REIT'S (Embassy REIT) overall portfolio occupancy, as of December'24, was 87% including infusion of 1.4msf Splendid Techzone, Chennai asset of 1.4msf from June 1,2024. Driven by a combination of SEZ vacancy absorption, continued office leasing momentum, and pre-leased assets, we estimate portfolio occupancy to improve to over 90% by FY26E. This is expected to result in a DPU of ₹22.5/unit in FY25E, up from ₹21.3/unit in FY24, and further increase to ₹26.6/unit by FY26E.
