'Pay more for larger terrace': GHB resolves redevelopment deadlock

Residents can pay for space beyond 140% carpet area limit or choose another unit, says new order

Following up on an issue reported by Ahmedabad Mirror, the Gujarat Housing Board (GHB) has issued a key clarification for redevelopment projects. This resolves a dispute over homes exceeding the 140% carpet area limit due to large attached terraces.

The internal order creates a clear path forward for residents, societies, and developers who were stuck in a deadlock. This action comes after Ahmedabad Mirror highlighted the conflicts on July 20, 2025. Problems had arisen in mixed-use redevelopment projects where first-floor flats built above shops often gained extra terrace space, pushing them over the area limit for original residents.
