WHAT 'GOOD FM' LOOKS LIKE TODAY

From monitoring to integrated control

The Building Management System (BMS) remains the backbone of FM technology across the region. What has changed is its role. BMS platforms are no longer expected to function purely as monitoring dashboards for HVAC, lighting, and alarms. Increasingly, they are being treated as data sources feeding wider FM ecosystems.

In more advanced assets, BMS platforms are integrated with CAFM and IWMS solutions, energy management systems and fault detection tools. This allows FM teams to move beyond reacting to alarms and instead understand patterns, root causes and recurring inefficiencies.

For cooling-heavy assets, which dominate much of the Middle East's built environment, this shift is critical. Chiller plant behaviour, load profiles, and system overrides can now be analysed in context rather than in isolation. The result is fewer reactive interventions, more stable performance, and greater confidence during peak summer operation.

IoT and condition-based maintenance

One of the most practical shifts in FM technology adoption has been the move away from rigid planned maintenance toward condition-based approaches. Sensors monitoring vibration, temperature, run hours, pressure and electrical quality are increasingly deployed on mission-critical assets such as chillers, pumps, air handling units, elevators, as well as key electrical infrastructure.

Instead of servicing equipment simply because a date has arrived on a schedule, FM teams can now intervene when data shows performance deterioration. This reduces unnecessary maintenance, limits downtime, and extends asset life - all of which matter in regions where systems operate under sustained thermal stress.
