More Than 80,000 New Homes in the Pipeline for Buyers to Look Forward To

A strong pipeline of new housing projects is expected, with plans to build over 50,000 HDB flats and more than 30,000 private homes.

Key redevelopment sites include the Greater Southern Waterfront, Bukit Timah Turf City, Marina Bay, Mount Pleasant, Tanjong Rhu, Pearl's Hill and Bukit Merah.

THE GREATER SOUTHERN WATERFRONT

This is an ambitious redevelopment initiative poised to transform Singapore's southern coastline. The relocation of Tanjong Pagar, Keppel and Brani city port terminals by 2027 will unlock approximately 1,000ha for the development of new homes, commercial buildings and recreational spaces.

At the former Keppel Club golf course, about 6,000 HDB flats and 3,000 private homes will be built on the 48ha site. The first tranche of around 1,000 Build-To-Order (BTO) flats is slated to be launched for sale in October this year.

New homes in this area have strong rental potential. The location is near recreation destinations like Sentosa, Mount Faber and commercial buildings and offices at HarbourFront Centre and Mapletree Business City. The area is also near retail malls like VivoCity and HarbourFront Centre and is a short drive to Orchard Road and the Central Business District.

Based on rental data from the Urban Redevelopment Authority, Reflections at Keppel Bay has been ranked one of the most popular condominiums in the city fringe area, with median rents reaching about $6,000 per month for two-bedroom units and around $8,700 per month for three-bedroom units in the first quarter of this year.

If new condominiums are built near the seafront, their future prices are likely to be higher than the launch price of the latest Keppel project, The Reef at King's Dock. The median launch price was $2,276 per square foot (psf) in January 2021, hitting $2,759 psf in September 2024 for the final units.
