Central Hub may launch Phl's Ist industrial REIT IPO in 2025

A joint venture between two industry powerhouses, Double Dragon Corp. and Jollibee Foods Corp., is planning to proceed with the Philippines' first industrial real estate investment trust (REIT) initial public offering (IPO) next year.
Double Dragon, the listed property developer owned by Edgar "Injap" Sia II and Tony Tan Caktiong, said the REIT listing of its industrial warehouse subsidiary Central Hub may push through by the second half of 2025 as interest rates start to decline.
"With the ongoing decline of interest rates globally, Double Dragon expects the cap rates to also trend down, and once the cap rates go back to five to six percent level, Double Dragon aims to proceed to conduct the REIT IPO listing of its Central Hub Industrial Warehouse subsidiary," the company said.
