Dubai landlords must now list renovations on Ejari contracts

RENTAL VALUES ARE TIED TO MODIFICATIONS UNDER DUBAI'S SMART RENTAL INDEX

Property owners and landlords in Dubai who are renting out units — or planning to — must now disclose any modifications made to their properties when applying for new Ejari rental contracts.

This requirement follows a new directive issued by the Dubai Land Department.

The update is especially relevant under Dubai's smart Rental Index, introduced earlier this year. Under this system, rental values are tied to a building's "star rating, which takes into account factors such as the condition of common areas, available facilities, and general upkeep.
