THE MOTHER-DAUGHTER DUO OFFER GENERATIONAL TAKES ON HOME-LIFE DILEMMAS OVERHEARD FROM PERFECT STRANGERS. THIS MONTH: SPENDING BEFORE SELLING.

- ISABELLA WALKER-SMITH & MELISSA PENFOLD

Isabella: Investor Charlie Munger once said, to add value to a home, spend money on trees, and you will get it back triple. Well, Charlie, what happens if you're in an apartment? Or don't know where on earth to start? Don't panic - it truly boils down to time, money or wherewithal to handle a renovation before selling.

I am a big believer in decluttering, painting and staging the home to sell. That said, it's best to consider the market conditions and state of your property. If you're eager to boost your property's value, your thoughts probably turn to the classics: a new kitchen or spa-worthy bathroom. However, it's important to consider that prospective homebuyers may be thrilled to discover a fixer-upper.

There are many tricks to get your property to sell well. Painting the walls and pulling up old carpet can freshen the house, even if the finishes are dated. Decluttering, washing windows and treating any lingering smells all help the house to show better.
