A surge in property projects across the Visayas and Mindanao is reshaping the competitive landscape of the Philippine real estate sector, with regional developers increasingly positioning themselves alongside large conglomerates by joining the prestigious 14th PropertyGuru Philippines Property Awards.

Industry leaders said the growing pipeline of residential, mixed-use and hospitality developments outside Metro Manila reflects a structural shift in the market, driven by infrastructure upgrades, decentralization of economic activity and strong domestic housing demand.

Jules Kay, general manager of the PropertyGuru Asia Property Awards and Events, said participation from provincial developers has steadily increased in recent years, with the Philippines emerging as one of the longest-running and fastest-growing markets in the regional awards program.

“The Philippines has seen record participation in the past two editions, and growth is increasingly coming from Visayas and Mindanao,” Kay said. “We're seeing more developers expanding into mid-market and affordable segments while introducing new concepts that respond to evolving consumer needs.”
