Dammam emerges as hotspot by attracting end users looking for affordability

Dammam has emerged as Saudi Arabia’s hottest property market in the third quarter of 2025, posting a record 3,000 transactions worth SAR3.2 billion, up 60 per cent year-on-year and 37 per cent from Q2. The Eastern Province city attracts end users and investors with more affordable prices amid affordability strains in Riyadh and Jeddah.

Riyadh still dominates values at SAR17.6 billion from 13,000 deals, up 19 per cent quarterly, though down 44 per cent annually. Jeddah logged 7,500 transactions for SAR8.7 billion, gaining 10 per cent in volume and 9 per cent in value from Q2, but off 19 per cent year-on-year.
