Typically, the super built-up area in residential projects ranges from 45% to 55%, making it difficult for buyers to accurately judge what they are actually getting. Under the box price model, developers quote a fixed, all-in price for a unit, encouraging buyers to assess the overall proposition — location, amenities and infrastructure — rather than obsess over per sq ft rates.

Real estate experts explain that a box price reflects the total base cost of a home, calculated by applying the per sq ft rate to the saleable or carpet area and adding standard charges. This offers greater clarity compared to headline rates often splashed across advertisements.
