Finetune your offset game
Money Magazine Australia|August 2023
These accounts have long been touted as one of the easiest ways to lower mortgage repayments without impinging on cashflow, but how well do they really work?

Finetune your offset game

Customers with one of the big four banks saved an average of $1154 on their home loan last year with an offset account. Here’s how to get the same cost savings, and more.

An offset account, a transaction account that’s linked to your home loan, comes with the benefit of potentially reducing interest payable on your loan. Any money you have in your account is “offset” against the balance of your home loan, meaning the more money you keep in your offset, the less you pay in interest.

(A redraw facility serves a similar purpose, allowing you to make extra repayments in addition to your home loan repayment, while enabling you to redraw funds if you need them).

Interest rate comes first

But the interest rate is key and any other nips and tucks to pay your mortgage faster will pale in comparison to the singular act of getting your rate as low as possible.
