design brief and aims

The vision was to design and arrive at a solution, which can be applied, to ‘All Mass Housing Projects’ in ‘Tier III’ cities across India.

The client’s brief was ‘to build their first project in Ranchi which will set a benchmark for many more to come’. The average sale price was expected at ₹1,500 per sq.ft. keeping the budget for construction cost down at ₹900 per sq.ft.

The rectangular plot was bounded on the North East by a road of varying width 6.0m to 7.5m with ground + 1 storeyed buildings alongside. The major portion of the plot was used to develop a school with an entrance from the main Hazaribaugh Road, while the ‘Estate Square was accessed from a side lane, off Main Road. It was decided to create an equal number of 2 and 3 bedroom units, maintaining the sale price at ₹1,500/-per sq.ft.

how this was accomplished

The Estate Square is conceptualized as four solid blocks separated by green space, accentuated by vertical and horizontal members. The balconies, weather shade and other members like the screen for toilet shafts and refuge terrace and canopy are carefully interwoven to create a play of light and shadow to allow sun in winter and avoid it in summer.
