El reporte anual The Global Competitiveness Report 2016-2017 elaborado por el Foro Económico Mundial, ubicó a la economía mexicana en la posición 51 de entre 138 países en competitividad; si solo consideramos infraestructura somos el número 57, pero si ponemos la lente en la calidad de este sector el país cae a la posición 69.

A lo largo de los últimos 16 o 17 años han predominado dos tendencias en el crédito hipotecario que otorga la banca: una baja constante en sus tasas de interés y el crecimiento sostenido en su colocación. La primera de ellas se ha visto interrumpida debido a las condiciones financieras internacionales y locales. Desde el año pasado las tasas tocaron piso, y estamos justo en el momento donde se empieza a observar una moderada corrección a la alza. No es un cambio de tendencia pero, al parecer es poco probable que continúen las bajas.

¿Por qué invertir en Real Estate? Porque son bienes tangibles que se revalorizan en el tiempo. Esto es, generan una plusvalía que a largo plazo superan ampliamente los beneficios que se pueden obtener a través de la inversión en instrumentos bancarios y bursátiles como pueden ser los cedes, pagarés y cetes, entre otros.

El mercado inmobiliario mexicano ha experimentado una verdadera revolución en los últimos cinco años, a raíz del nacimiento de los Fideicomisos de Infraestructura y Bienes Raíces, mejor conocidos como Fibras. El mercado es muy joven, y Fibra Uno (FUNO), el primer fideicomiso listado en el mercado de valores, ha marcado la pauta en la evolución de las 10 Fibras que hasta ahora participan en la BMV.

En esta ocasión nos dimos a la tarea de estar presentes en Expo Milán 2015, un evento que además de un gran despliegue arquitectónico en cada uno de los pabellones de los 145 países participantes, tuvo como tema central la importancia de la alimentación en el mundo.

Al cierre de 2014, la información de las firmas especializadas indicaba que este sector contaba con entre 1 y 1.1 millones de m2 en construcción. Tan sólo seis meses después, los reportes revelan que hay 2.1 millones de m2 en pleno desarrollo y que aproximadamente 60 centros comerciales están en construcción.
